Long before a buyer walks through your front door, they’ve already toured your home.
They’ve scrolled through the photos on their phone. They’ve studied the floor plan, zoomed in on the kitchen, and looked at the view from the patio. Often they’ve done it late at night, from another state, before they’ve ever said a word to an agent.
That first look decides whether they want to see your home in person. In many ways, it’s your home’s first showing.
I’m Monica Condomitti, a Luxury Real Estate Advisor with MC Luxury Real Estate at Coldwell Banker. I’ve lived in Rio Verde since 2021, and I’ve shown and sold homes in Arizona golf communities throughout my career. Here’s how I help sellers make that online first impression count.
A Buyer Has to Want to See It First
Before someone schedules a showing, they need to fall in love with the idea of seeing your home.
That’s especially true here. Many of the buyers looking at homes in our area are moving from other states. They may not be able to visit until they’ve narrowed their list to a few homes. If your home doesn’t make that short list online, they may never see it in person.
Preparation Comes Before the Camera
Great photos start with a home that’s ready to be photographed. Before the photographer arrives, I walk through the home with my sellers and we talk about:
- clearing counters and surfaces so the rooms feel open
- putting away personal photos and everyday items
- small repairs a camera will notice, like a burned-out bulb or a scuffed wall
- the outdoor spaces: patios, pools and landscaping that buyers will want to picture themselves enjoying
- the best time of day for the light in each part of the home
It doesn’t mean making the home feel empty. It means letting buyers see the home, not the things in it.
Why I Use a Professional Photographer
A phone photo can show a room. A professional photographer shows how a home feels.
On photo day, my photographer takes the time to get each room right: the angle that shows how the spaces connect, the light coming through the windows, the view framed from inside. In our area, the outdoor living, the mountain or golf course views and the evening light are often what make a buyer stop scrolling.
For the right homes, that can include twilight photos, video, or aerial views that show the setting and the community around the home.
The Words Matter, Too
Photos catch someone’s eye. The description helps them understand what they’re seeing.
A good listing description tells the story of how the home lives: where the morning coffee happens, how the kitchen opens to the patio, what’s within walking distance or a short golf cart ride away. Specific details help the right buyer recognize that this could be their home.
Put the Best Photo First
The first photo is often the only one a buyer sees before deciding whether to click. I think carefully about which photo leads and the order of the rest, so the online tour flows the way a real walk-through would.
Then Take It Beyond the Listing
Once the photos and description are ready, the goal is to put them in front of the right buyers. That can include social media, video, online real estate platforms, my network of agents, and search and AI visibility. You can see more about how I approach luxury property marketing.
And when an interested buyer can’t be here in person, I’m happy to give them a live video walkthrough, so they can see even more than the photos show.
Frequently Asked Questions
Do I really need professional photos to sell my home?
In my experience, yes. Most buyers see a home online before they ever see it in person, and professional photos help your home make the strongest first impression.
How should I prepare my home for listing photos?
Clear counters, put away personal photos and everyday items, take care of small repairs, and make sure outdoor spaces look their best. I walk through the home with my sellers before photo day so nothing is missed.
What makes a listing stand out online?
A strong first photo, professional images that show how the home lives, a description with real details, and a thoughtful plan to get the listing in front of the right buyers.
Make the First Showing a Great One
Your home only gets one chance to make a first impression online. With good preparation, professional photography and the right words, that first impression can turn a casual scroll into a scheduled showing.
If you’re thinking about selling, I’d be happy to walk through your home with you and talk about how it would present online. Whether your home is in Rio Verde, Tonto Verde, Trilogy at Verde River, Fountain Hills, North Scottsdale or Troon North, your next adventure starts with one conversation.
