Why the Right Real Estate Agent Can Make The Home Buying Process Feel Less Complicated
The home buying process should be exciting, but for many buyers, coordinating everything involved can quickly become frustrating.
A recent national survey of 1,000 homebuyers found that nearly 70% described their homebuying transaction as a hassle. And surprisingly, the biggest frustration wasn’t searching for a home or touring properties.
It was coordinating all the people involved in getting the transaction to the closing table.
Why the Home Buying Process Can Feel Complicated
Once you find the right home, a lot begins happening at once.
There may be a lender, title and escrow professionals, inspectors, insurance providers, appraisers, HOA or community representatives, contractors and other specialists involved — each responsible for a different part of the transaction.
According to research reported by HousingWire, 46% of recent buyers surveyed said uncoordinated service providers were the biggest hassle in their home purchase.
That doesn’t surprise me.
After years of helping buyers and sellers navigate real estate transactions, I’ve learned that one of the most valuable things an experienced real estate agent can provide isn’t simply helping someone find a home.
It’s helping all the pieces come together.
Your Agent Should Help Connect the Dots
The same research found that 69% of buyers entered the homebuying process expecting their real estate agent to help coordinate services such as mortgage, title/closing and homeowners insurance.
I believe that coordination is an important part of my job.
When I work with a buyer, I don’t want to simply unlock the door, write an offer and then leave the buyer wondering:
Who am I supposed to call now?
My role is to help you understand what comes next, what needs to happen, who is responsible for it and when it needs to be completed.
That means helping keep communication moving between the professionals involved in your transaction, watching important dates and deadlines, answering questions and helping identify potential problems before they become bigger ones.
You remain in control of your decisions and the professionals you choose. My job is to help make sure you don’t feel like you’re coordinating the entire transaction by yourself.
Local Knowledge Can Make That Coordination Even More Important
This can be especially valuable when you’re purchasing a home in communities such as Rio Verde, Tonto Verde, Trilogy at Verde River, North Scottsdale, or Troon North.
Many of the buyers I work with are relocating to Arizona or purchasing a second home. They may be managing a move from another state while simultaneously dealing with financing, inspections, insurance, community or HOA information, utilities, movers and sometimes the sale of another property.
That’s a lot to coordinate, especially when you’re trying to manage the home buying process from another state.
Having one person who understands the local market and can help keep the different pieces moving in the same direction can make an enormous difference.
Buyers Still Want People — With Technology Helping Them
Technology and AI are changing real estate, and I believe they can make the buying experience significantly better.
But technology works best when it supports the relationship rather than replaces it.
In the same survey, only 26% of buyers preferred an app- or website-driven transaction with little or no human interaction. The majority preferred either a people-led experience or one led by people and supported by technology.
That’s exactly how I believe real estate should work.
I use technology to improve communication, research, organization and exposure. But when you’re making one of the largest financial and lifestyle decisions of your life, there should still be an experienced person you can call who understands your transaction.
A Good Home Buying Process Should Feel Coordinated
Perhaps one of the most interesting findings from the survey was that 95% of buyers who received recommendations for service providers from their agent considered those recommendations helpful or valuable.
That’s another reason relationships matter.
Over time, experienced agents develop networks of professionals and local resources. When a client needs help, I can often help point them toward people who may be able to provide it — while always leaving the final choice in the client’s hands.
My goal isn’t simply to help you buy a house.
It’s to help you navigate the entire experience with fewer surprises, better communication and someone beside you who understands how all the pieces fit together.
Because buying a home shouldn’t feel like another full-time job.
