The 2026 luxury real estate trends are revealing an interesting shift: luxury buyers haven’t disappeared — they’ve become more intentional.
That’s one of the clearest messages emerging from the Coldwell Banker Global Luxury® 2026 Trend Report. While affordability pressures and borrowing costs continue to affect the broader housing market, luxury real estate has demonstrated a different level of resilience.
In 2025, U.S. luxury home sales increased 2.9%, compared with 1.7% growth in the traditional housing market. But perhaps the more interesting story isn’t simply how many luxury homes are selling. It’s how today’s affluent buyers are making their decisions.
For homeowners and buyers in Arizona communities such as Rio Verde, Tonto Verde, Trilogy at Verde River, North Scottsdale and Troon North, these changing priorities are worth paying attention to.
What the 2026 Luxury Real Estate Trends Tell Us About Buyers
Luxury buyers continue to have the financial resources to purchase, but that doesn’t mean they’re rushing.
They’re researching. They’re comparing. And they’re willing to wait for a property that fits what they want.
Coldwell Banker Global Luxury’s research describes buyers increasingly viewing real estate through the lens of long-term value, lifestyle and wealth preservation rather than simply chasing short-term appreciation. More recent 2026 research also points to younger affluent buyers arriving with considerable data and specific questions before making purchasing decisions.
That creates an important distinction for sellers:
A buyer’s ability to purchase doesn’t necessarily mean a willingness to compromise.
Move-In-Ready Homes Have an Advantage
One of the trends I find particularly relevant to our Arizona market is the continued preference for high-quality, move-in-ready homes.
Coldwell Banker Global Luxury identifies turnkey condition, architectural quality, privacy, outdoor living and modern design among the characteristics today’s luxury buyers value. Another analysis of the report found that properties needing significant redesign are among the most difficult luxury homes to sell.
That’s important in established communities.
A beautifully maintained or thoughtfully renovated home may be competing against properties of similar size and location that require substantial updating. To today’s discerning buyer, those aren’t necessarily equivalent choices.
This doesn’t mean every seller needs to undertake an expensive renovation before listing.
It means condition, presentation and pricing strategy need to work together.
Sometimes the right preparation may be relatively simple: addressing deferred maintenance, improving presentation, updating a few high-impact areas and making sure the property’s strongest features are clearly communicated.
Other times, selling the home as-is at a price that acknowledges the work a buyer will undertake may be the better strategy.
There isn’t one answer for every property.
Lifestyle Has Become Part of the Value Equation for 2026 Luxury Real Estate Trends
For many luxury buyers, the home itself is only part of the purchase.
They’re also evaluating what life will look like when they live there.
That makes communities such as Rio Verde, Tonto Verde, Trilogy at Verde River, North Scottsdale and Troon North particularly interesting because buyers aren’t simply comparing bedrooms, bathrooms and square footage.
They may be considering golf, outdoor living, views, privacy, recreation, wellness, social opportunities, proximity to Scottsdale, and the overall character of a community.

In other words, we’re not just marketing a house.
We’re communicating the life that comes with it.
Single-Family Luxury Homes Continue to Show Strength
Another noteworthy trend involves single-family homes.
Coldwell Banker Global Luxury reported that sales of detached luxury homes rose 4.2% from 2024, while inventory also increased. Well-located, move-in-ready homes continued attracting interest even as buyers gained additional choices.
That combination is important.
More inventory doesn’t necessarily mean good homes won’t sell. But it does mean buyers can become more selective.
When several attractive properties are available, details matter.
Pricing matters.
Condition matters.
Photography, presentation and online exposure matter.
And clearly communicating what makes one property different from the competition matters even more.
Cash Buyers Remain an Important Part of 2026 Luxury Real Estate Trends
The luxury market also tends to be less dependent on mortgage financing than the overall housing market.
That can help explain why luxury real estate sometimes behaves differently when interest rates rise or economic headlines become uncertain. Coldwell Banker Global Luxury’s research has consistently pointed to substantial liquidity and cash purchasing within the affluent buyer population.
For sellers, however, a cash buyer shouldn’t automatically be interpreted as a buyer who will pay any price.
In fact, financially sophisticated buyers can be extremely value-conscious.
They often have the ability to wait — and the information necessary to compare opportunities carefully.
National Headlines Don’t Tell Us What’s Happening on Your Street
This may be the most important takeaway of all.
There really isn’t one “real estate market.”
National statistics can help us understand broad trends, but luxury real estate is remarkably local.
The market in North Scottsdale can behave differently from Rio Verde. Rio Verde can differ from Tonto Verde. And even within the same community, two homes can experience very different buyer responses based on location, views, condition, floor plan, improvements and pricing.
The Coldwell Banker report itself points toward increasing variability among local markets and suggests that neighborhood-level dynamics may matter more than national narratives.
That’s something I believe is especially important in our Arizona luxury and golf communities.
What Does This Mean If You Are Thinking About Selling?
For sellers, the 2026 luxury real estate trends reinforce the importance of preparation, positioning and strategic marketing.
Today’s luxury buyer is still buying.
But earning that buyer’s attention requires more than simply placing a home on the market.
It requires understanding the competition, positioning the property correctly, presenting it exceptionally well and making sure buyers can discover and understand what makes the home — and its community — special.
That includes traditional real estate marketing, but today it also means strategic digital exposure, social media, online search and the rapidly growing ways consumers are using AI to research homes, communities and real estate decisions.
The objective isn’t simply to get a home listed.
It’s to get the right home noticed, understood and valued.
And If You’re Buying?
More inventory and a more balanced luxury market can create opportunities, but determining value requires looking beyond asking price.
Which properties have been updated?
Which locations are difficult to duplicate?
What improvements will matter five or ten years from now?
Which community best supports the way you actually want to live?
And where might there be an opportunity that isn’t obvious from the listing photos?
