When someone tells me they’re interested in Tonto Verde, the first questions usually aren’t about the house.
They’re about everyday life.
Can I play golf if I don’t join the club? Can I drive my own golf cart? Where do I buy groceries? How far is the hospital? What’s it like here in July?
Those are good questions. They’re the ones that tell you whether a community will fit the way you actually live, not just how it looks on a beautiful February afternoon.
I’m Monica Condomitti, a Luxury Real Estate Advisor with MC Luxury Real Estate at Coldwell Banker. I’ve lived in Rio Verde since 2021, and I’ve shown and sold homes in Arizona golf communities throughout my career. Here are practical answers to the questions buyers ask me most about living in Tonto Verde, using the community’s own published information.
A Quick Picture of Tonto Verde
Tonto Verde is an established, gated 55+ golf community just east of North Scottsdale, with 747 properties, according to the community’s own FAQ. Homes range from custom single-family homes on larger lots to lock-and-leave townhomes.
Its mix of residents matters more than people expect. Tonto Verde estimates that a third or more of its homeowners live there full-time, and many others spend about five to six months a year, mostly in the winter.
So the community has two rhythms. Winter is busy, with full tee sheets, social calendars and dining rooms. Summer is quieter.
Neither is better. But it’s worth knowing which one you’ll be living in.
Can I Play Golf Without Joining the Club?
Yes, within limits.
The golf club is member-owned and offers resident and non-resident memberships. Owning a home in Tonto Verde does not automatically make you a golf member.
If you live there and don’t join, the club’s published rules let you register at the Golf Shop and play. From October through May, non-member residents can play up to six rounds at the published green fee and use the north practice range and short-game greens after 3 p.m. From June through September, there’s no limit on rounds, though you still pay the published green fee each time you play.
Members can book tee times up to seven days ahead. Non-members can book up to three days ahead.
That arrangement works beautifully for some people. If you play a few times a season, it may be all you need. If golf is the center of your week in the winter, you’ll likely want a membership.
I don’t quote membership fees or types in my articles because they change, and the club is the best source for current options. You can reach the Tonto Verde Golf Club through tontoverde.org.
Can I Drive My Own Golf Cart?
Yes. According to the community, residents can use their own golf carts on and off the courses without a trail fee, subject to the current community and club rules.
For many residents, the golf cart becomes everyday transportation to the clubhouse, the fitness center or a neighbor’s house. If you’re buying a home, it’s worth asking whether the seller’s cart is included. I always want that kind of detail in writing.
What If I Don’t Golf?
You don’t have to golf to love Tonto Verde.
The clubhouse has the Mesquite Grill and the Cimarron Dining Room, and the community says there’s no monthly food-and-beverage minimum. There’s a fitness center, a heated Olympic-size pool and spa, a massage room, six pickleball courts and two fenced dog parks. There’s also a one-mile walking path, since walking on the golf cart paths isn’t allowed.
I’ve noticed that the people who love living in a golf community aren’t always the golfers. They’re often the people who love the views, the open space and the feeling of knowing their neighbors.
How Far Are the Everyday Essentials?
This is where I want buyers to be honest with themselves.
Tonto Verde is peaceful because it sits farther out. According to the community’s FAQ:
- Fountain Hills, about eight miles away, has groceries, pharmacies, Target and Ace Hardware.
- Restaurants are about 20 minutes away in Fountain Hills and North Scottsdale.
- Rio Verde Fire District is about a mile away and provides ambulance and paramedic services.
- HonorHealth Scottsdale Thompson Peak is about 20 miles away, HonorHealth Scottsdale Shea about 25 miles, and Mayo Clinic Hospital about 24 miles.
For many residents, that distance is the point. For others, especially anyone with frequent medical appointments, it’s an important part of the decision. I’d rather you think about it now than discover it after you move.
If you’re weighing that tradeoff, I compared the pace and convenience of the wider area in How Do You Choose Between Rio Verde, North Scottsdale, and Fountain Hills?
What About Security While I’m Away?
Tonto Verde is gated, with unmanned entrances, security-camera monitoring around the clock and registered vehicle access devices for owners, according to the community.
That’s reassuring for seasonal owners. It doesn’t replace having someone check on the home while you’re gone, especially in summer, when an air-conditioning problem can’t wait.
A Few Questions I’d Ask Before Choosing a Home Here
- Will I be here in the winter, the summer or both?
- How often would I really play golf, and does a membership make sense for that?
- Do I want a lock-and-leave townhome or a single-family home on a larger lot?
- How far am I comfortable driving for medical care, groceries and dining?
- Who will look after the home when I’m not here?
If you were my client, here’s what I’d recommend: visit in more than one season if you can, and spend a morning living like a resident, not touring like a buyer. Have coffee, drive to Fountain Hills for groceries, and walk the path at sunset. Tonto Verde’s clubhouse and amenities are for members and residents, so I’m happy to help you arrange a visit. Then you’ll know whether the rhythm feels right for you.
