When people ask me about a community, they usually start with the house. The view. The kitchen. The yard.
I always want to talk about the drive, too.
The road you take to the grocery store, the doctor, the airport and your friends’ homes is part of your life every single day. It doesn’t show up in the listing photos, but you’ll feel it on an ordinary Tuesday.
That’s why I wanted to share some good news for Fountain Hills.
I’m Monica Condomitti, a Luxury Real Estate Advisor with MC Luxury Real Estate at Coldwell Banker. I’ve lived in Rio Verde since 2021, and I help buyers and sellers in Fountain Hills, Rio Verde and North Scottsdale.
What Changed on Shea Boulevard?
On September 28, 2026, the Town of Fountain Hills announced that all three eastbound lanes of Shea Boulevard are open between Palisades Boulevard and Fountain Hills Boulevard.
That stretch used to have two eastbound lanes. Now it has three.
According to the Town, construction began in February 2026, and the new lane opened ahead of the project’s planned completion. The project was funded 70% through the Maricopa Association of Governments’ Proposition 400 regional program, with the Town contributing the other 30%. The Town describes it as part of the long-term expansion of Shea Boulevard.
If you’ve been driving that stretch this year, the construction there is behind us.
Why Roads Matter When You’re Choosing Where to Live
I’ve found that buyers spend a lot of time thinking about the home and much less time thinking about how they’ll get in and out of it.
Then they move in, and the drive becomes part of every week.
So when I’m helping someone compare communities, I like to ask a few simple questions:
- Where will you go most often? Shopping, medical appointments, church, golf, the gym, family?
- What time of day will you usually be on the road?
- How often will you head to the airport or into Scottsdale?
- Do you have visitors who’ll be making the drive to see you?
The answers help us look past the map and think about how a location will actually feel to live in.
Shea Boulevard is one of the main ways in and out of Fountain Hills to the west. A wider eastbound stretch is a practical improvement on a road many residents use often.
What This Doesn’t Mean
I want to be careful here, because I think you deserve a straight answer.
A wider road is a real improvement. It isn’t a reason, on its own, to buy a home, and it isn’t a prediction about home values. Traffic will still vary by time of day and season, especially when our winter residents return.
What it does mean is that the Town invested in an important corridor, and the new lane opened ahead of schedule. That’s worth knowing.
If You’re Considering Fountain Hills
Fountain Hills has its own personality. It’s a hillside town with mountain views, its famous fountain, a walkable downtown and a strong sense of community. It’s a different feel from Rio Verde’s quiet golf communities or North Scottsdale’s resort-style living. None of them is better. They’re different, and the right one depends on how you want to live.
If you’re weighing Fountain Hills against other Northeast Valley communities, I’d suggest driving your real routes before you decide. Go at the times you’d actually be on the road. Stop for coffee. Run an errand. See how it feels.
I’m happy to make that drive with you. I also compared these areas in How Do You Choose Between Rio Verde, North Scottsdale, and Fountain Hills?
